Operations

  • Holistic approach towards the maintenance and management of residential, commercial and mixed development stratified complexes by designing and implementing building operation policies and systems to ensure smooth operation of the building and its facilities with the necessary Control measures in place
  • This would include the formulation of management systems for day to day operations including: –
    1. defect and incident reporting
    2. emergency repairs
    3. complaints “Hotline”
    4. fire evacuation
    5. entrance and exit control
    6. effective communication, etc.

Maintenance

Supervising the day-to-day maintenance and cleaning of the building, including cleaning of public areas, foyers and parking areas as well as ensuring the mechanical & electrical (M&E) systems are regularly serviced at pre-determined times as well as regular inspections of all electrical systems by the Supervising Engineers or other professionals appointed to the task

Financial

The Accounts function is to review the system which is currently being used and to make necessary changes, if required, to ensure that an optimal accounting system is in place. These services include: –

  • Issuance of demands for rent, service charges, management fees, insurance, utility charges, etc…
  • collection of rents, service charges, management fees, utility charges, etc..
  • credit control (debt recovery, issuance of letter of demand, Tribunal etc…)
  • purchasing and inventory control
  • internal audit, check and approvals
  • coding and payment of contractors and supplier’s invoices
  • managing money in hand, such as reserves of sinking fund for future capital expenditure, cash on deposit and operational expense

Legal

  • Providing legal services for the preparation and/or vetting of various agreements with service providers, instituting legal action against defaulters etc.
  • Assistance in filing of Tribunal cases and follow up
  • Ensuring compliance with the AGMN/EGM processes and procedures
  • Conducting professional in-house training and seminars for developers on the Strata Management Act 2013 [Act 757], Strata Management (Maintenance and Management) Regulations 2015 and Strata Management (Strata Management Tribunal) Regulations 2015;

  1. DEVELOPERS

Assisting the developer in the process of Vacant Possession including but not limited to :-

  • Pre-Inspection before Vacant Possession
  • Joint Inspection with the Purchasers
  • Monitoring Internal Unit Defects and liaising with Project Division
  • Monitoring Renovations
  • Handing over of keys, House Rules, Access Cards, Car Stickers etc.
  • Common Area Handover from the Main and/or Sub-Contractors for:
  1. a) Facilities (swimming pool, Gym, Playground, Sauna, etc.)
  2. b) M&E (Gen-Set, LV Room, CCTV, Barrier Gate, Cold Water System, Fire Fighting System, Riser Room, etc.)
  • End-To-End service for the preparation, coordination and facilitation of the First Annual General Meeting for the formation of the Joint Management Body and/or Management Corporation;
  • End-To-End service for the preparation, coordination and facilitation for the formation of the Subsidiary Management Corporation;
  • End-To-End service for the preparation, coordination and facilitation for the formation of the Limited Common Properties in a mixed-use stratified development area;
  • Facilitation of the handing over process from developer to Joint Management Body or Management Corporation in compliance with the strata laws of Malaysia;
  • Initial engagement for input and feedback towards the practicality of the facilities during the planning & design stage for proposed stratified development areas;

Assistance in formulating equitable share units in mixed-use stratified development area pursuant to the Strata Titles Rules 2015;
